Have you considered short term rentals like AirBnB? The gem show is coming up and spaces go for a premium this time of year.

Not at all. I'll put on my Realtor hat for moment and agree. But there are a lot of houses not on MLS. Some of our biggest clients are Realtors because there's information you just can't get on MLS or in the public domain.

 There's not a "cap" on Inquiso but you only get so many free searches included in your plan. I almost always go over the number in my plan but we've tried to make the "per search" fee competitive. I can answer questions here but I can't promote Inquiso in the forums so feel free to private message me with any specific questions you may have so that I don't violate the letter and spirit of BP's forum rules.

As a Tucson agent, I'm fairly confidant you won't see a dip, and seasonally in Tucson, April is a better time to sell. Like the others though, I worry about the $14k margin being to small. 

Tucson would definitely fill all those requirements. 

This is definitely one of those "it depends" situations. Illegal additions are a distressing factor and distress is typically how investors buy at a discount and turn a profit. This situation is a huge risk however. Like any purchase, run the numbers based on worst case scenarios. How much would it cost to tear off or bring the addition up to code? NEVER pay for the additional SF and factor the cost of fixing the problem into your offer price. In my opinion, if the Zillow valuation is correct, the house in Peoria isn't a good deal. It reflects no discount for having to remedy the illegal addition. There is 600 sf of space unaccounted for that you might have to destroy. The good news is that they bought the property for $37k so there may be some equity there to play with. Good luck!
