We're not using this URL anymore. We're getting 20-30 views a week right now with zero seo and zero marketing. 

Not sure what the value is but make me an offer and we can go from there.

Driving around is one of the best ways to find deals. Even as a seasoned investor, it's one of my favorite ways to find houses. FSBOs are a hard market to crack sometimes. You'll have to make a lot of offers to find what you're looking for but this is a numbers game. Don't just look for FSBOs when you're out driving. Look for vacant and neglected properties and contact the owners to make an offer. These are great for wholesaling to other investors and it will take little to no money out of pocket to put these deals together.

The best way to find a good attorney is referrals. Talk to your local REIA or call the local Realtor Association and see if they have a list they recommend.

First off, lead with the fact that you are buying, not listing. Owners are inundated with calls from agents looking to relist the property. They can be a good source of sellers but they can be hard properties to get a discount on because they've had agents telling them how much the agent thinks the property is worth and that number can be hard to get them to budge from. It can be a fruitful but frustrating market to work in.

I don't send mailers as it takes too long to get to the seller and they will probably have relisted by the time they get the mailer. I call them directly and offer to buy their house.

I think you're going to have a hard time finding hard money in a rural area but I've been proven wrong more times than I'd like to admit. :) You might look into local banks as they know the area better and are usually able to be more flexible in their lending. You also have to consider holding costs. It often takes longer to sell in a small town so you can quickly find your profit wiped out because it took a few months longer to sell. It sounds like you potentially have a good deal but the risk factors in a rural area can be daunting. Good Luck!

It sounds like you're on the right track but starting out I would advise to be very conservative in your numbers. Use the calculators on this site to help you analyze deals as well. I know a lot of investors would give anything to gross $650 a month for a 30k-50k investment. Best of luck!

It couldn't hurt. By overgrown, do you mean trees and shrubs or just weeds? Weeds are easy and are a no brainer. If it's more trees than weeds, I would give it a couple months and see what the interest is before investing the money to clean it up. Even then, thinning the weeds around the trees might be enough to make it look more presentable. Good luck!

Thanks for responses! What does the average turn key 3/2 go for in Topeka and what would it rent for. I'm looking primarily in B class neighborhoods.
