Expired Listings
Does anyone have a process or any suggestions for approaching people that have an Expired Listing from the MLS? Is a property owner with multiple expired listings a potential motivated seller? I'm looking for new avenues for potential motivated sellers. Any insight, experiences, stories, strategies, process, direct mail letters, techniques, etc would have appreciated.

I go after expired listings and because I'm a licensed agent I tell them I am contacting them to buy the house, not to list it. I wait 45 days after the listing has expired before I send them a letter. I only go after houses that are obviously vacant.
I also tell them that I am willing to pay full market price. I will pay full market price as long as the seller gives me my terms. Because I will turn around and sell it to a lease option tenant.
