You may want to start in the place where are you stationed right now.  With wife in the business and you being right there it would be the easiest option while you are learning the ropes before expanding.  If you decide to go out of state and especially Milwaukee area, you do have a number of turn-key options, feel free to reach out any time.

There are many home inspectors in Milwaukee,  if its a rental and especially a duplex/multi, make sure that the inspector specializes in DIHLR  as well, as it will be a requirement for anything in the city of Milwaukee, you will need to know what needs to be done for certification, unless one is already on file with the city.  Can give you some names if you want to pm.

Sounds like you have a plan, which is very important first step!  Second step is to talk to a number of lenders and figure out all of your options/narrow down your plan.  Good luck, and welcome!

Post: How to shut up the Wholesale bashers

Let me get this straight: the agent taught you negotionations, contracts, and showed you  the ropes.  The agent hooked you up with the lender that your business cannot survive without.  The agent helped you with your first deals and your start in the wholesale business.  And now you are bashing the agents????? The only hate I see so far is from you.  There is a place for both wholesalers and agents and flippers, and some of us work in multiple capacities.  Many times I negotiate with the wholesaler if I have a buyer.

Stop hating and put your energy into getting more deals closed.
