Agree with @John Newhall.  Many times you should be able to buy from the wholesaler directly - make sure its someone experienced and had been doing it for a while; occasionally it is still a good idea to pay extra and have a realtor handle the paperwork/legal ramifications, depending on the property.  Many times the realtor will negotiate the seller paying a commission out of proceeds, sometimes it would be you if the numbers still make sense, sometimes it would be a split between you and the seller.  On properties under 100k we are not talking immense amounts of money for commission.  I always negotiate my own commission when my buyers buy wholesale, and will help even if I don't get paid.  There are many excellent and experienced wholesalers in Milwaukee that have attorneys look at the paperwork if needed.  You should definitely let you agent know about your plans, and he/she may be willing to look at wholesale properties for you as well.

Another thing to consider - there are a few foreclosures in Bay View that are in absolutely atrocious shape, but foreclosures are not a good deal right now, banks are very greedy. You can ask your agent to write multiple low-ball offers on those, both HUD and Homepath, knowing that majority will be rejected, but you may get lucky with 1 out of 60 on average. That is a lot of work for your realtor for nothing, and you would want to have some sort of arrangement with paying a very small sum for simply writing an offer - if will be worth it if you are able to get a deal.

Welcome to  BP! Many investors from Illinois have portfolios in Milwaukee, for the reasons you mentioned.  Definitely look up Brie Schmidt.  You also should be able to find a good PM for remote managing.  Dawn Anastasi is a good connection in that regard.  Always feel free to reach out - we Wisconsinites are very helpful people!

Hey Jacob its always a good idea to put everything in writing - beginning/end dates, what happens with the security deposit if there is damage, exact portion of the utilities, and even things like groceries and cleaning of common areas.  You also may want to specify smoking/pets/partying/whatever else is important to you in the agreement. It can be just a one page doc that you yourself type, but it will set clear expectations from the get go.

your assertion is that sigarette burns damaged the carpet but you cannot prove was caused by the current tenants.  Any court would require some evidence or proof.  Welcome to the land of ll, just move on and document conditions with the new tenants prior to them moving in so that you dont have this situation again in the future.

Greg Schliesmann Cherry Creek mortgage can work fast and very reasonable fees

If location is not in the bario and you had a good rental cash flow from that location you should consider rebuilding, especially if the code allows for duplex or multi.  General contractors or smaller builders would shave off costs, and you will have no maintenance on a new rental construction for a number of years.  Selling land is more difficult

Try to sell.  One mile from the beach and few miles from other amenities is just a bit too far for many vacationers, especially with all the competition from WI Dells and Blue Harbour, to name a few.  Many times people prefer right on/next to the beach/golf/etc.  If people were flocking in droves to your neck of the woods for vacation, it would have been a different story.  You would also need to look into zoning and ordinances before you even consider building.
