Are you thinking of using VA loan to save on downpayment? Yes, you can use it for multi, as long as it will be owner-occupied, but most vets do not realize how expensive VA loans can be. For starters, you are hit with 3.75 or higher funding fee, and there is a requirement of setting aside months worth of escrow prior to closing, which when you take all into account, may be close to an FHA downpayment of only 3.5%. With FHA or conventional you can also take advantage of a number of programs such as dreamhouse from US bank which will reduce your dp to less than 3.5 and your loan costs overall significantly. Go talk to not one, but multiple lenders, and make sure that YOU ask about all the costs involved, lenders are typically not very forthcoming about that until you are "hooked".

Hey, welcome to the club!  Make sure to check out the local BP meetup - one is coming up in a couple of weeks, check this website for the posts from Rebecca Holmes.  Looking forward meeting you there if you can make it!  Waukesha county also had a great foreclosure list, and there are a few local investors that buy those exclusively both in Milwaukee and Waukesha county; however, you usually need to have cash to beat out the competition.

@Lakischa Morgan, welcome to BP!  The very first thing you want to do is to talk to at least a couple of lenders and figure out exactly where you stand financially and what your real options are.  If you are looking to buy 4+ units, it gets more expensive and complicated, typically you would need a commercial banker.  Once you have that figured out, you can start putting together criteria that works for you - price, location, cash flow, strategy, etc.

Doug Hensiak had been in business forever and does DIHLR and multis inspections.  Not all inspectors deal with the city and understand/qualified for DIHLR requirements, make sure to get inspector that does those.
