@Jarrod Wright, welcome to BP!  What a small world - my office is in New Berlin, Wisconsin, and majority of nearby Milwaukee and of course New Berlin was founded by German immigrants.  A few hundred years ago there was a serious debate here whether the German should be the official language, since that is what most people were speaking.  Of course, Milwaukee is also famous for the beer and breweries, many of which were started by German immigrants long ago.  I myself was born in Galle, a small town near Leipzig.

Hi, Meg - 

Waukesha county does not have nearly as many deals/cash flow comparing to Milwaukee, and since the appreciation factor is, generally speaking, significantly higher (outside of the city of Waukesha proper), it is much more difficult to find good deals.  You will also not be able to pick something up for 30k.  If you have a higher budget and looking for more appreciation/less immediate cash flow, Waukesha county is a way to go.

@Tim Tauer, you have a great plan.  Make sure to shop lenders around, as you get the biggest bang for your buck on your first purchase.  US Bank has a dream house loan that is a very good deal, Guaranteed rate will let you get in the first house for 1% down and they will pay 2% of the dp for you. Some restrictions apply, and those are just a couple of the best deals on the market that I am aware of. Best of luck!
