@Matthew Auletta I would wait until you feel comfortable with the tenant. have you spoken with tenant's previous landlords?

Three to a bathroom seems totally reasonable. Two people could as easily create as much wear and tear as three people would.

@Wade Kulesa I have enjoyed using Dave's content for getting me out of debt and helping me realize how debt can take control of my life. With that, I just use his lessons to make myself aware of the financial decisions I am making day to day. If leveraging debt works for you and makes you feel comfortable do it. If it's difficult for you to image yourself having that kind of debt, it's not worth it.

@DuBeaux Dingle A lot of people recommend reading, The Miracle Morning: The Not-so-obvious Secret Guaranteed to Transform Your Life Before 8AM, By Hal Elrod. It helps a lot of people refocus their morning routine. 

I wake up at 5, workout, read, and start researching. I'm more productive in the morning than I am at night.

@Chad J Muse For "smaller" buys, I use private lending. When you scale up, I find it more beneficial to have partners.

@Zach Hawrot Another great questions to ask yourself is how much you want to work in your business? Is there something else that you would do in your business instead of looking for deals? It all depends how much you would utilize the license and how much you use your current agent.

@Cavaughn Nicholson I would create a team with a realtor, property manager, lender, contractor, and inspector. Our RE agent has been so helpful in looking up deals for us! I agree with Brian when he said,"you need to be able to teach your VA the processes you need them to carry out. If you don't have those totally figured out yourself, you'll be in a less than ideal situation." That might be more of a hassle for you.

@Ellie Narie Take plenty of time setting up and vetting your team in the market you are interested in. Once setup, ensure you have solid systems and processes in place that will make everything smooth from a distance. If you haven't read David Greene's book on Long Distance REI then I would recommend you read through that. He talks a lot about what you need to have in place when investing long distance.
