You definitely need to consult an attorney for this one.  It may not cost as much as you think, and NOT having the correct legal advice could end up costing you a lot in time & money.

The pictures look great, the house is decorated with today's trends in mind.  I don't know Knoxville, but the location looks very desirable going by Google maps.  This isn't a time of year when a lot of families are looking, that could be slowing things down.

You might want to price out the extended warranties on appliances, they often pay for themselves with one repair visit

When you just need a part you can replace yourself (like a new roller for a dishwasher rack) https://www.repairclinic.com/ is a good source

Hard to say without some background & specifics on your situation:

Are you currently renting?

Do you have any debt (besides a non-luxury car payment & mortgage on your primary)?  If you have consumer debt or are spending money on luxuries, there is probably no need to go further yet, you want to get control of your budget first. 

Just you, or do you have a spouse/significant other?  What are their needs?

Can you (& significant other, if applicable, both  work remotely? 

Do you have school age Kids?  Kids that will be going into school in the next 5 years or less?  If so, where do you want them to go to school?  This of course influences where you live, perhaps more than any other factor

These numbers you may not want to post, but to give a better answer we'd have to consider:

What amount of cash do you have to invest?  

What income range are you in?  

You might start with talking to a mortgage broker & getting a pre-approval.  You might need to do this with each scenario, for example, a 2 family in Queens, a 2 family in Stamford (you need different mortgage people that work in those areas & know the specifics), a condo/single family in another area you'd consider (Texas, Florida, etc) while living in NYC.  When making a decision like this, I like to walk through each scenario in as much detail as practical, labeling each one Scenario A, Scenario B, etc.  Writing it all down systematically helps bring together the details needed to make a decision.

Being young is not an excuse for being irresponsible. if they’re old enough to rent a place, then they are promising they’re old enough to be responsible. If they can’t be responsible, why would you renew their lease, even with on time rents?  If you don't find the source of the leak, you may end up with massive water & mold damage.
