Post: Any experience with a public adjuster in an insurance claim?

We did & it was only a fixed percentage of the amount received from the insurance company, no other fees. NY has a cap on the % that public adjusters can charge.
Post: What to do about security deposit when stainless steel appliances discolored?

Tenant just moved out, cleaners found they used the wrong type of cleaning product on the stainless steel appliances, causing a permanent discoloration. Professional cleaners (Molly Maid Company) says it can't be cleaned.
Has anyone had experience with damage that can't be fixed, but maybe doesn't warrant a brand new appliance?
How would you handle this in the security deposit?

"'I can't afford it' shuts down your brain. It doesn't have to think anymore. Besides, it also brings up sadness, and a helplessness that leads to despondency and often depression. 'How can I afford it?' opens up the brain. It forces it to think and search for answers. It also opens up possibilities, excitement and dreams and creates a stronger mind and dynamic spirit." '

Some topics we'll talk about this month:
New York now requires the Property Condition Disclosure Statement completed
How it changed & what it means to buyers and sellers
Using it outside New York State
Title Fraud Update
A quick analysis on some cheaper deals as cash flow properties
As always, bring your investing questions, none are too basic, we've probably heard the question before. For any of our meetings, further topics may be added, as always, anyone who has an idea or something to share is always welcome to bring it up & talk about it with us. No need to stay for the whole meeting, come & go as you like, we are very informal.

I would make my 1st 3 phone calls (yes, calls not texts or emails) to 3 experienced mortgage bankers or brokers (at least), to see what my financing situation would be.
Since you're in NY & a 1st time home buyer, check out New York State's First Time Homebuyer Programs at https://hcr.ny.gov/sonyma
There are several programs, different criteria, if you need any recommendations for mortgage professionals feel free to message me

Welcome to Bigger Pockets, the forums are great for getting your questions answered from experienced investors (& if you're an experienced investor yourself, your expertise is much appreciated).

Whatever you do the first important step would be to talk to at least 3 mortgage bankers/brokers to see what your price range would be as both for an owner occupied property and for an investment property. You can house hack with a 2 bedroom coop or mobile home (there are a few mobile homes in Suffolk), not just with SFR's.
If you shop for an investment property in another state, you want to talk to mortgage pros in those states - expecially in the county where you might buy - because there are so many variations in way things are done & what the expenses would be.
