@Grace Wang completely agree!  The first test is to try calling them to see if they answer, ask about processes, ask for their fee structure so you can see ALL the fees, ask about their adaption plan for the property, and interview a few.  You will gain insight if you talk to a few PM which will help make your decision.  They are taking care of one of your assets and it is important that they understand and respect that responsibility.  Congrats and good luck!

I have rarely had an issue getting a buyer in after contract.  Ideally, he can do it during the inspection.  Is there a tenant in the property? There are times when if it is tenant-occupied sellers try to be as accommodating as possible.

I would recommend contacting a Realtor in all 3 cities and analyze the inventory.

@Dan Schriver congrats on your new role.  I have been a Realtor for around 12 years and just bought a short-term rental business in the Tampa market.  Would love to collaborate at some point.  "What I think" (j/k) is important for Realtors is what everyone says above and the ability to problem-solve.  Most of our issues/problems can be solved and having the tenacity and ability to problem solve goes a very long way.

I have also found that if the veteran goes to their regional center (if appraiser does not come up in value) and pleads their case of hardship and their situation, the VA will increase value. I am optimistic that changes will be made that will improve the va loans reputation. Such a great product!

@Joan S. wow, great research and outlining pros and cons. I have represented a lot of veterans using the VA loan and it is a great product. Unfortunately, there are misconceptions about the product. As long as the property meets minimum property standards (safety, wood rot, roof) you should be good to go. The VA loan can close just as quick as a conventional too. If possible, I would recommend using it to free up your cash. Good luck!!!!!!! Excited for you.
