Great post! I have been dealing with this in the Tampa market for a while, too, and it is no joke. I have a menu I send out to my buyers before we start that I can send your way if you would like. (It is a very rough draft, and I have not made it pretty.) For the inspection periods, I call the inspector before submitting the offer and try to get him into the property the next day. When I submit the offer, I put the terms in an email and cc the lender (also have the lender call) so it is easy for the LA to understand the offer without going through the documents. Finally, for the "love letter," I tell the buyer what he/she can not mention due to Fair Housing and that the buyer should focus on what they like about the house.  Thanks again for the post, nice to read others' ideas and know that we are not alone in the fight!

Tampa bay area has some great opportunities!  Climate is good, airport is one of the top airports in the country, and Florida is booming!

Are you looking for a mentor or a coach?  I am a huge advocate of hiring a coach and there is benefit in them, you have to do your due diligence and hire the right one.  Good luck!!!

@Christina Colon largo is a great location. I just had a client close on a 3/1 and he has adapted it for STR. Restrictions or lack of are more friendly in Largo!

I think Tampa is also a great place to look. Tampa is STR friendly (not St. Pete/Clearwater side), pretty affordable, and we are growing.
