Congratulations on the release of your book.  I agree that finding is the hardest thing to do when it comes to fix and flip and fix and hold/rent.  That's why we concentrate on doing just that in the Tampa Bay Area, Clearwater, and St. Petersburg, Florida. Looking forward to see if there is anything in there that we are not already doing.

Good luck on your journey. You may need to start off leveraging your cash and using HM to begin with.  If you have enough to get you started that is.  I work with a company that teaches people how to do that type of investments.  So all is possible.

Well, it is a fact that Florida is a retirement hot spot for retirees from all over the world (Snowbirds), any investments made here is a good investment.  I can say Tampa is in the Top 10.

Florida is in the top 10 places to invest in Single Family Homes if you'd like to fix and flip, buy and hold, rent etc. and with the use of HM, you can leverage your cash. So you can invest with little or no money out of pocket...

One thing I learned last night at our Real Investor's meetup, is that everyone needs somewhere to live.  If they can't buy they have to rent...that being said, do due diligence and you'll be fine. Good luck to you.
