Realtors are your friend and they offer a great service. You can do better learning to cooperate and network with them.

Opportunities are like buses one goes the other one comes.

I took a class on social marketing and what I got out of it. For Real Estate or business facebook is not as good or effective as Linkedin or Twitter. Even, I used to pay a company $500 a month to promote our business on FB, I saw very little result out of it and we stopped it..

Please be careful, because you are acting an a Realtor and that could be a serious problem for you. In California it is a felony and this is not an under statement.

I tell you something out of ordinary! Take a lot of pictures and post them on line with detail of size and everything you can say. Ask for an estimate from people. Most people from the pictures can tell you.

Also if you do a property inspection that will give you a good idea of what is urgent and necessary. you can make a list of that and get 2 or 3 bids from contractors.

I show you how to find one, go on zillow and search for title companies or title raps in the area you are interested, contact the person directly and tell them what you need. Most of them if they feel like they get a title order from you they will allow you to get doc.s from their customer service....try it.

try using property radar you get a 7 days free trial...I think you will do much better than zillow or trulia, they are off 30% of the times.

Here is my experience find a good agent who is knowledgeable and work with him or her. 

Unless you have a contract you are not forced to buy through anyone specific.

Ask the agent to write a automatic search in their MLS to automatically email you all the new properties with your criteria, Most MLS services offer this....This is one benefit of dealing with one agent, you get more perks.
