If this is not already the deal of a lifetime, I'd doggedly work a discount into the price of the cost of a possible six month eviction . Not unforseeable in Massachusetts esp. winter time.

VERY renter friendly  . I've done it knocked $7k off  pre agreed price

. Or I'd try and work the eviction into the deal = empty building upon closing

I went to this listing the gentleman wants to sell this with no agent, he's asking $81,000 but needs to sell within 2 weeks so I'm sure you can offer a lower price.  It had a fire on the second floor, the first floor is livable still, has central air. The second and third floor has been gutted to the studs.  No structure damage. Good bones on this large multifamily.  Down the street from a school.

I guess the post is vague as to details but the details are Laura's business not everyones

Local man (Whom I've known for years) in commercial real estate has earmarked a large sum of money to do fix and flips through another one of his businesses and asked Laura to help him find properties in our area. If you have something of interest you can call me for more details or call Laura whose number I posted earlier. Please note, the property has to be below market value and a good deal . The man with the checkbook is very savvy.

My wife has a client who is looking to spend a lot of money (millions) in the next few months buying properties in MA. preferably but not limited to  the norfolk county area

Have a partner with much stronger credit than mine , I own current property outright but need to pull money out of it for  rehab .Was told he needs to be on deed to get loan. What do you think the best way to go about this ? Can I add him to my llc , sell him partnership-paper only ,start new llc , start new llc to absorb other llc ? Etc. Any advice welcomed and appreciated

Have 2 potential sources so far that seem legit Gateway funding inc from N.C. and a private investor . If I can get the private investor what kind of paperwork do I need to provide him and  and protect myself. Him providing money me putting up my property as collateral?

Anyone done business with Maurice Pleasant of Moequity ? Anyone that can please tell me if any of these sources are legit and reliable - Please let me know ! I don't want to waste time or money to eventually find a scammer if you don't want to post please send me a message

I'm trying to pull money out of my property and am dealing with reps from  these two lenders and possibly Gateway Funding. Anybody have experience with these businesses ?

Reps names  are  Lee Pagnotta @ bottom line commercial realty resources  ,  Paul Sofia @ commercial capital resources , Melissa Dommer @ gateway funding inc.

Any info will be greatly appreciated as I can't find a local lender to help me I just want to know if anyone has any positives or negatives regarding these lenders

Okay so no real help here so far. Any private investors willing to do a deal on a loan for 10% with money secured by either the 7 unit  apartment that its going into or by another 2 unit property in Franklin Ma. Worth appx 250-300k. I need the money up until I can get my financials in order and pull money from bank. Should be a year or less but I'll pay  10%for a year minimum anyway. If  it takes more than 18 months I'll pay 15% if I can't pay it off in 2.5 years you'll own my Franklin house. I can swing this easy. I do not want to go hard money unless absolutely necessary I think 10% is pretty good  and fair return. Please contact me if interested
