So my wifes an agent,my old business is dead, I know a bit about RE,Figured I'd get my license. So I'll be looking for connections , buyers , sellers ,  I'm going to try and focus on investment properties ,see if it can be profitable.  I'm going to be connected to one oif the largest / most successful agencies in New england. I'll be MA. licensed , but my wife is R.I.  + MA. So  I can service both states easily.    I think R.I has some great opportunities . If  anyone is or will be  looking for an agent let me know . Also if any of you agents (not from around here of course )can give me any tips for launching out of the gate -  Tips - tricks & things you found to bump up your business. I would appreciate it.

Are you looking for eventual cash flow , hoping for appreciation,or retirement planning?

I'd say nay to the first two scenarios , yay if it's the third . 1st rental market is rising and I believe will continue to, but hoping for possible higher rents is a gamble most places are already rented to what the market will bear . 2nd I'm of the thought that the market may dip again and appreciation is risky . I don't care what my current properties are worth as long as they make me money- cashflow if they were suddenly worth half ,I still make money on rents, so I'm not gambling on appreciation. 3rd If you're buying for a long term future cash out -retirement etc. and you have the time and patience to be a landlord then it's a good option in my opinion.

Consider hiring  a realtor . My wife (realtor) places lots of tenants in rentals . They have lots of experience ,  people calling , previous clients and connections to work with. I also think that they help find generally a better class of looker and then can screen them for you. 

You should also take  landlord references with a grain of salt. Some will give a good reference to get rid of a bad tenant, got bit on that one once, and I know of it happening to others.

I'm confused as to what you are confused about . You made a verbal agreement and the tenant took your word . No matter what else you say transpired, you said you'd do something, so do it . I can't imagine why you would think anyone would support you breaking your word. We all make mistakes, some more expensive than others. I think this isn't too expensive a lesson but expensive enough to be a lesson. I like to think of people on a forum like this as being an ethical bunch......
