Bought an existing (30yr) business that specializes in clean outs , junk removal and interior demo work and hauling it away . Call me for great landlord deals for property managers Flat rate pricing available. We also offer move out / in cleaning after we are done hauling the junk away . MA. R.I. and some of eastern CT. Selling my last Franklin property as I now live in R.I. and am focusing on properties there.

It is located in what is probably the best neighborhood in Franklin. Next to college,2 minute walk to train or town center.  Franklin has been voted one of the best towns to live in, best place to raise kids, safest places to live etc.. This building was originally a single converted to a double around the 50s . Somewhat updated but could use some more . Attic has been started to be finished . Currently Franklin is allowing doubles to be turned into triples with fire coding etc. House could also be turned back  into a big  single. Or kept as a double ,finish the attic and have giant 2nd +3rd floor apartment. I guessed sq, footage as I am not sure

If you are going to try and comp it, call a Franklin realtor to get an idea of value of buildings in that neighborhood as most doubles that are sold  in franklin  are the same ones over and over again and not in the  best areas. The nicer ones are usually kept in families. Lots alone in my neighborhood are generally valued at least $250k if you could find one

R.I. Is the best bang for the buck . In your area of MA. there is very little to be found for a good price, but go down the street to ri and bargains await. RI much more landlord friendly. Depends on what your price point and what tenant base your looking for.

I just did a basement finish for a friend on a condo in Quincy. This was just finishing = putting up walls , flooring and ceiling to make basement a living area less than 500sq. ft. After permits ,elect,heating, costs and labor was appx 25k. I would think a nice materials job for a living quarters would come in around $50k figure 5-8k less for a real budget materials build. add 10k for higher end work ,materials. Anyway if you can get it permitted , done and  can afford to do it I would believe it a good investment. New work will bring in a higher rent also.

Cash Deal on nice piece of property. This is a large house in a great neighborhood . Once was a large single but converted long ago into a double . There are 4 good options with this house 

put appx $50k in it and sell for 350-375 or rent it out for  $3-3500 month. Put $75k in it and convert to a 3 unit and rent for $4k month. Put $100k convert back to a big single and sell for $450-550k

There has already been work done recently -Roof , windows , Paint(needs a little finishing)

House is on a large lot -possible build potential. Less than 5 minute walk to commuter train and town center . Right next to Dean college

7  Units  4 in front   are double parlors that can be easily (inexpensively ) converted into 3 beds -2 done already = $1100-1200 from section 8 each =$4400-4800 for those units then there are 3- 2 bed units that should bring $900 - 1000 per =2700 -3000  totaling $7-8000 month gross.

Building needs updating but if you just wanted to cheap it out you could finish for $10-15k + cost of a roof or repair

I hate to sell but I'm cash poor and its costing me money being broke

This is a fantastic opportunity for Cash buyer
