Looking to pull money out of my 7 unit to rehab , at better than hard money rates. Anyone??

Own a 7 unit in 02895 R.I. appx value 225k  Been rehabbing by choice, nice property . Need more money (hoping for 90k) as I now want to update complete heating / hot water system. My credit is fair never any late payments. Couple charge offs cellphone - cable . Show no income - no tax returns. Do have a bullets co signer if needed. Don't want to pay hard money ,but know I'm not getting a 4% loan. I want to get this done & rented so I can get my income - credit back to what it should be and continue to invest. Have 2 other properties but prefer to keep them separate from this deal

Can anyone help ? Please don't contact me offering hard money I have that option already.
