Hi

Been having a hard time getting money to rehab my properties. I'm property rich (almost) but cash poor, I am offering 10% Cash return on a 24-36 month property backed loan. I can provide references personal and business and show my credit bureau report that I have never made a late payment. I will pay closing and attorney fees

Located in Mt.Bernon area of Woonsocket. Big Legal 7 unit surrounded by nice singles and doubles well taken care of neighborhood (rare in Woonsocket). Building has what tenants want = Off street parking appx 9-11 spaces. On site coin ops in basement. Separate storage for each tenant . Nice neighborhood near good elementary

4 units in front are large with 2 beds and double parlors, 3 in back are 2 beds single parlor. 

Current rents are $850 could easily be more Fair market rents are appx $950  Woonsocket section 8 allows $1010 for 2 beds $1250 for 3beds.  All units could be made into 3 beds. 2 empty units being renovated have New insulation, walls, wiring and windows . Still need kitchen and baths finished.

Will need a roof soon . Not leaking but shingles starting to go. Buildings not perfect (needs mostly cosmetic updating) but with a little work can be a Cash Cow ! 7 units at $40k per What a deal!

Of course my great tenant and friend who is moving this month accidently left the oven on when she left one day last week and smoked my whole house out. Really bad when I got there the place was pitch black I could barely see to shut it down. She has offered to pay for new oven and the cleaning . I have a tenant ready to go on the 1st  but the place stinks!!!! Any  advice or known tried & true methods to remove odor ? Luckily no rugs . Place is empty so I just need to clean and deoderize

Start the eviction process !!!! Do not take their word for anything . If they change their minds you have to start over . Start now so theyll be out at the end of next month

Be Glad you are in R.I. = Landlord friendly .

Start your eviction yesterday - non compliance - Drug dealing - Dog - smoking etc. etc.

What area of pawtucket are you in?

 Do be careful though , criminals are criminals and they can be devious and dangerous. But the sooner you get them out the less likely it will escalate. If you are not equipped to deal with this type cash for keys might be your best bet.  I personally would start eviction now.
