Koru Homes are looking for a "boots on the ground" for our wholesaling business in Jacksonville, FL.

We're particularly interested in working with newbies with a passion for Real Estate and a desire to do well, however, more experienced wholesalers are welcome to apply.

We are always happy to train new wholesalers into this role, so don't be afraid to contact me if you have no previous experience.

You must be available to visit properties during the day (mornings or afternoons - either is acceptable).

A reliable car, phone and internet connection are a must, as are above average communication skills - we expect you to be available whenever we call.

Rewards depend on how hard your prepared to work.

Please contact me (PM or Text) to setup a time to talk if interested.

@Chad C. - depends on how the Contract/Agreement between the Owner of the property and the tenant buyer is worded Chad.

Our contracts put the general day-to-day maintenance liability down to the tenant buyer, but any major (structural) issues are still the responsibility of the owner.

@Brandon Metzler - depending on the wording in your current Contract/Agreement, you "may" be able to simply Assign the contract to another buyer. (Disclaimer) However, I'm not a legal advisor and so would recommend you have a chat to a local attorney about the situation. Make sure you find someone familiar with Lease Options though - ask around these forums, I'm sure someone will know someone in your area who can help.

If you'd like to have a chat, I'd be happy for you to give me a call to discuss further (after 3:00pm EST please).

@Benjamin R Franzen - phew where to start:

You can PM me or call (after 3:00pm EST please)

Also look up the masters . . (these among many others):

  • John Jackson (Texas)
  • Joe McCall (great Podcasts)
  • Brian Gibbons (Active on these forums)
  • Augie Bylott (Florida)

But probably best to find a local attorney who's familiar with your State laws. Lease Options can be tricky in some States (Texas for example), so make sure you're aware of any issue's before getting into the contractual stage.

Whats your timeframe to put the deal together?

Do you have a tenant buyer ready to go?
