Lease purchase makes land lord less liable?
Does having a lease purchase on a home (where the leasee is responsible for repairs and maintenance), make the owner have less liability?
If the renter is responsible for repairs and maintenance, it seems that it would take some liability away from the landlord.

@Chad C. YOU are the owner......no agreement you have with a lessee relieves you from liability to third parties. While your agreement may say the lessee is responsible, you think you could collect $1M from him after You lose a suit for that amount.
Why is your lender not liable?....simple,they are not the Owner.
