@Marvin S.

There really isn't a problem if there are other Realtors, Wholesalers in any deal as far as I'm concerned, the only thing which bugs me is when I'm asking questions and being given the run around by those who either don't want to disclose they are daisy chaining, or working with others on the same deal.

Honesty and transparency goes a long way folks!

Hi everyone,

A fellow investor (not a BP member - yes there are still investors out there who are not members), asked me if I knew of a knowledgeable, helpful, cost effective Probate Attorney in Long Island NY. Unfortunately I couldn't help but offered to reach out to the BP community on his behalf.

If anyone can recommend (or has used) a great Probate Attorney in the vicinity of Long Island NY, I'd be grateful to hear from you and pass along your recommendation.

Many thanks.

Potential to increase rents on this excellently located, 2 property lot, in a high performing part of Daytona Beach, Florida.

  • 5 beds/2 baths (total)
  • 2 properties on 1 lot
  • 1 occupied, 1 vacant

Rents:

  • Front 3/1: $850 (est) (Vacant)
  • Rear 2/1: $650 (est) (Occupied)

Move-in ready

Description:

Located in the heart of Daytona beach, close to the ocean, racetrack, Daytona Beach College, other Colleges, nightlife and more. Possibility to live in one and rent the other out.

Both homes have new A/C and heat systems. The front house also has an updated kitchen with newer kitchen cabinets, side by side refrigerator, glass flat top stove and oven, and a skylight.

The whole house has tile throughout, with most of it being recently installed. Both bathrooms have nice shower walls. One bathroom has a brand new tub.

Rear house, has new tile throughout, new water heater, and fairly new shower tile.

Security systems in both houses.

Laundry facility for both units damaged in Hurricane Matthew (repair or replacement negotiable).

Rents could be increased with a basic tidy-up, but not absolutely necessary to start creating cashflow. Tidy-up estimate $2k - $5k.

@Josh Joly - great words of advice from @Kevin Hunter, @Scott Weaner, & @Seth Williams - also remember that as a landlord you'll need to factor in some good (scratch that) GREAT, "Umbrella" insurance . . . . just in case! Many newbies forget about this crucial expense when starting out, but it is definitely something you should add to your monthly expenses.

I'd also suggest using an LLC to buy the property - talk to a local "Real Estate Asset Protection" attorney before buying to get advice on this - or PM me as I have a great contact for legal advice.

Otherwise, feel free to give me a call sometime - text first to make sure I'm available - always happy to help wherever I'm able.

Well done for getting involved in BP, checkout the Tools tab at the top of the page for more great info and calculators, contracts etc etc.
