@Jose Molfino - Welcome to BP - I'm interested to know if you're financing these yourself or working with other investors ?

I'm interested in how others structure their "commercial" deals.

@Luke Grogan - and don't overlook the fact that [in time] . . . one of the VA's could be producing the video's and document tutorials for you too. We're working on this presently.

I also wanted to add something to the discussion - possibly others may wish to add their own comments regarding online resources for VA's.

We've been using Upwork.com for some time now (we have a great lady VA, sourced from Upwork, working from the Philippines doing our follow ups and Podio work) , and wanted to hire another for marketing, and decided to try another online resource.

We posted identical ads in 3 "alternate" online sites: Freelancer.com, Fiverr & Guru.com. Freelancer.com ads resulted in about 4 responses overall, none of the applicants, met our requirements - Fiverr, we had 8 responses and will shortly be interviewing one of the applicants. Guru.com resulted in the most responses, but minimum prices on here were around $8 per hour. When I asked one of the applicants about their rate, they stated that Guru.com restrict their ads to a minimum of $8 per hour.

Subsequently, I'm interviewing the 3 "Guru.com" applicants via their profiles on Upwork where they've been adverting for much lower rates.

I'd be interested in other members experiences and similar comments.

@Justin Stamper - Not on this one, but we're taking offers at $63,500 as it's surplus to our requirements (price updated.

Let me know if you're interested in taking a look.

Thanks

@Mark Hinton - I'm working the Orlando/Brevard area's - always happy to have a chat to discuss methodology etc. (we love to help other - especially newbies - it's a great way to build for the future).

Please feel free to get in touch via the message boards or number shown below - but please be aware of timezone differences between NZ and your part of the world - I'm not at my best at 3AM (lol). Usually a call after 5PM in FL is a good time here.

Thanks

@Jonathan Murphy - to get a ballpark figure, you may need to ask either a GC or an experienced investor. I can recommend a couple in Jax, but @Kevin Martin 's comments are pretty much what you'll get from others here unless you can be more specific.

For example, are you looking to do some of the work yourself, sub-contract it ALL out. A word of caution, very low-end fixtures can end up costing you money in the long term if you're not sure what to specify where.

Have you searched in the BP forums for builders or GC's who might do a site visit to give you a better idea? often, if you're genuine and are considering using them for the work, they'll be happy to help, if they have the time. Alternately, have you checked out the Jax REIA meet up groups for contractors?

Let me know (message me) if I can be of any help.

@Pauline Charlton - we work out of New Zealand, and buy in the Florida market (at the moment - looking to expand further soon), and so have a good understanding of "Distance" issues.

Message me if you'd like to chat sometime.

@Shawn Sonny - Hi and welcome to the forums. The best place to learn is right here, and you've certainly landed in some great markets.

Let me know if I can help with questions, etc.
