@Rob Dorney I did it, put up fsbo signs with my info, did an open house, had 2 offers in the first day. I Posted it on Zillow, and had my success because my location. A lot of traffic where the house was. IMHO, it can’t hurt. Worst case you list it with a realtor but only give them 4%. In addition, I offered 2% to any agent that brought me a buyer. Most will lie and come and say they have a buyer, but are just trying to get you to list with them. Try it!!!

@Grant Schroeder I recommend sitting down with him. Let him roll a joint and smoke it with him. You will realize, after 2-3 tokes that it’s really not a big deal. Tell him open the windows. Cigarette smoke is what makes your walls and ceilings stain and smell because of the habitual lighting a cigarette. He will not be smoking weed, like a person smokes weed.

@James Roux I would play dumb. How will they know there was work done? I don’t know how fla. laws are, but in NJ it’s sorta like if the job was done and town inspector didn’t catch it, your good to go. Besides someone ratting you out, which clearly didn’t happen, There would be no reason for them to catch it now. It’s not like your putting an addition on and it’s obvious.

@James Roux did you get a house inspection? If it’s a brand new roof, and done correctly- why would you walk away. Sometimes people don’t get permits because they don’t want to pay the town an unnecessary fee or have to wait for the permit.
