@Sarah McCluskey I’m glad you brought your situation about. I recently had the same exact thought. I am looking for cash flow and that’s my main goal. I just did a deal for that had similar numbers, and this helped me finally create my criteria and cash flow goal. Goal is 450-500 each unit on a duplex. Buy ten duplexes & retire. For me, defining my goal was difficult as I kept questioning what type of cash flow was good, especially with such a high market.

@Joe Villeneuve if you told me to read an algebra or geometry book as a reference for RE, I would have never got into RE. However, I do understand your concept and agree.

@Bryan Feik tell him to put a plastic bag in the toilet and **** in the bag. Then throw it out. If not, the next plumbing bill is his. Not your issue if his health is compromised.
