Congratulations @Andrew Ramler.  I have been wondering how the Hubzu process was going for people.  Glad to hear of a good story.

I am an insurance agent licensed in 3 states (MO, AR, MT).  I know, MT is way off the beaten path.  Anyway, if anyone has questions or needs as it pertains to their rental properties or business I would be happy to answer the questions and work with you if possible.  Thanks for reading.

Thank you all for the posts.  This has been helpful to me. I have had many of the same concerns and questions as you had.  

I'm not interested in more credit card debt.  Lines of credit for sure but not credit card debt.

I'm with the majority here on not filing the claim. I'm an insurance agent and I've never witnessed a claim not effect the premium. Maybe your carrier is different than the ones I work with though. 

In general, the more claims, the harder you are to underwrite and receive way fewer credits. Sometimes you even receive surcharges on your premium for your renewal. So keeping claims off your record in case Murphy shows up is always something to consider. 

I've used seed spreaders to spread the salt. Works just fine.
