Hi all!

 New to real estate investing and got turned on to BP podcast several months ago through a coworker who has a couple dozen rental properties. I was hooked after the first few minutes of episode 1 and have listened to half of them and filled pages of notes and still going every day.

Steady cash flow is what I am looking for and have narrowed the sights on multi-family in my area, running potential deals through the calculator, talking with agents, scouring MLS, Craigslist and FSBOs by "driving for dollars".

No properties yet, but I have talked to several commercial lenders and my accountant to make sure things are lined out before jumping in. 

Just really excited to do this and learn what an incredibly multifaceted beast "real estate" is; so many angles and so many ways to make a business go!

I look forward to learning from the wealth of knowledge here on the forums and blog and want to one day make intelligent contributions to others getting into in real estate.
