Hello from Cincinnati!
Good morning, Bigger Pockets!
I'm just starting out in my REI journey and can't wait to get things rolling. I've always been interested in real estate, but the timing wasn't right until now, and I'm ready to go full steam ahead!
That being said, I've got a substantial (to me) amount of savings built up, and have run some numbers on a HELOC at 100% LTV. While probably optimistic on the LTV, this gives me between $100K and $150K to start playing with. I'm interested in thoughts from the community on how you would invest this amount starting out, knowing what you know now. Also looking for leads on deals in the Cincy area, as well as any referrals to rad contractors for flipping with an accelerated timeline. For rentals, I think I'm primarily going to be concentrating on multifamily (looking at a quad later today, fingers crossed), but am not opposed to BRRRing some SFR or duplexes.
Anyways, I'll be posting this stuff to the correct forums as necessary, but just wanted to introduce myself and let the community know what kind of stuff I'm looking for.

@Brett Woodall, you have enough funds to be very dangerous. I dug a pretty deep hole when I started, to much money and credit, not enough skill back then.
Take the time to learn and do it right. Check out the Cincinnati REIA, and if you're up north, we have a meetup in Dayton once a month.
