Morning,

I'm a local agent/small town investor looking to grow my portfolio. I drive for dollars, network, check numerous social medias and on MLS daily. I've found a couple properties with good potential and already cash flowing. I am approved through a commerical bank/lender but rather try a different/creative way to finance this next deal. Ultimate goal - supplemental income/passive income.

Seeking silent partners, investors or even a local partner.  Let's talk!

At any rate, you have enough for a few options.  You can purchase one property in the $250k-$300k realm or a series of smaller properties.  Keep in mind you will have closing costs as well.

You need to narrow your focus a bit and figure out what you are interested in:
Location
Size
Short/mid/long term rental
Single Family/Small Multi Family
Large Multi Family
Self Manage or Property Manager

@Denis Ponder I out it on the market because my tenant lease just ended after 3 years and he left the state for work. It's all cleaned up and ready to be leased but a neighboring townhome sold 3 weeks ago for almost double that what I bought mine for and I've built 6 years of equity into it. So I listed it on the high end and getting bites and also advertised for lease.  If I sell it my thoughts  are to purchase a MDU - duplex/tri/quad

If I lease it then I'll probably try buy another SFR as I don't think I have enough to get a quality MDU with 50-60k in this market. Facturing closing cost with some rennovstions expenses.

If I find someone in the area willing to partner up then an MDU is more likely possible

Probably the dumbest post you'll see on here. But I have 1 rental that's currently vacant and I just listed for sale as well as available for lease and getting bites on both ends but have not set the hook on either yet. 2/2 towhhome with yard, 2 carport and corner lot

I have $50-60k I'm looking to create another Passive income basket. I'm located in Victoria Tx and am a licensed agent.

Partners?

 Yes, surprisingly they left and cleaned the unit knowing they weren't getting their deposit back.

Either rent it or sell it outright. Especially if you have an existing mortgage on it

Remember Rental income allows you to continue to depreciate the home while interest income is ordinary income and you know longer get those tax benefits.

Only reason to seller finance is if you have a turd you cannot sell and by offering seller financing someone over anxious buys it thinking they can polish the turd.


 I was under the impression investors do seller financing in hopes they get double the amount the homes worth if they actually have someone's who follows through.  If not they just keep recycling to the next person for that downpayment fee as wells as high monthly.  

i dont have a turd thought and I'm tired of leasing so I may just go with selling outright.  If anyone's interested hit me up, this unit is a golden egg.  I'm just selling to step up to a MDU and not refinancing due do the rates!

Hi BP Brothers & Sisters!


I have a 2bd/2ba townhouse that my tenant moves out 8/15/23.  I've been leasing for 5 years and thinking it time to sell.  A townhome 2 houses down sold for $160k and I was shocked so I'm thinking of putting mine on market next week for $179k as my townhome is a corner home and only the corner homes have a yard.  
I know the benefits of selling but what are the benefits of Seller/Owner financing?  Any advise would be greatly appreciate!

Hello BP crew!

I've given my tenant several chances and I'm ready to take the next steps.  I stated rent is due on the 1st-3rd of each month.  I sated late fees will accrue starting the 4th of the month and thereafter.  It is now the 5th and no payment made.

Please help with details and less painful route in starting the eviction process.  And also any recommendations on legal counsel if having to file suit.
