Probably the dumbest post you'll see on here. But I have 1 rental that's currently vacant and I just listed for sale as well as available for lease and getting bites on both ends but have not set the hook on either yet. 2/2 towhhome with yard, 2 carport and corner lot

I have $50-60k I'm looking to create another Passive income basket. I'm located in Victoria Tx and am a licensed agent.

Why are you actively trying to sell your current investment?  Seems counterintuitive to what you are hoping to accomplish.

At any rate, you have enough for a few options.  You can purchase one property in the $250k-$300k realm or a series of smaller properties.  Keep in mind you will have closing costs as well.

You need to narrow your focus a bit and figure out what you are interested in:
Location
Size
Short/mid/long term rental
Single Family/Small Multi Family
Large Multi Family
Self Manage or Property Manager
