Hey Richard! When I went to rutgers, off-campus housing is extremely competitive. Our lease would end in late May but we had to give notice in November/December. Use whatever the timeframe your campus is on. If a lot of students are hunting in a certain period of time be available around then. Students usually have a good idea if they wanna stay or not. Give your current residents 2 weeks to decide or if any roommates just want to leave and renew the lease accordingly. Hope this helps!

There is definitely potential in doing this. I’m working with some investors in NJ right now where Sandy did some damage. Currently any cash buyers don’t have to worry about flood insurance its the mortgage companies that are making them have it. It can be costly depending on the area/elevation of the home. Might want to look into this Incase you are financing the flip and need to add this into costs!

Pretty sure Shawn is right. I would get professional photos done and post on zillow, realtor, trulia, etc. Presentation is key. Can't tell you how many listings, buying or renting, on my MLS have the worst photos. It's very easy for potential renters (the better ones who care) to just pass over your unit if it doesn't look good.

Drop any shyness if you have any as you will need to put yourself out there. Become a good marketer. Make phone calls no matter how much you might not want to. Learn a follow-up system. That’s where a ton of money will be made. Tell everyone in your sphere you’re a realtor. Hope these are all good tips!

I would have a lawyer write up a new lease and letter for the rent. You are giving ample amount of time for them to respond and be aware so that’s good. Let them know exactly what is going to change and have the lawyer make the necessary improvements to the paperwork. NJ is tenant friendly so if you need a good real estate attorney I would be happy to give you one. Where did you buy at!?

I know that life all too well coming from the Bar business originally. There are options to work with though! You can look into grants, FHA loans depending if you wanna live there for a year, partner with someone, or have a co-signer. These are the most popular I've seen, but definitely consult with some mortgage professionals to see what they say!
