Some people wait until they have more properties to create an LLC because they can be a little costly upfront. The main reason to get them is to protect yourself. Some group a few properties together in them instead of each individual property which is a lot to handle. If you don't have any other assets that are valuable besides your first rental you could potentially wait but it's completely up to you. Hope this helps!

You can get phone numbers from certain sites like landvoice or redx. Usually a monthly fee but not that expensive and they will give you phone numbers and names. Not all the information is correct but one deal pays for itself. Hope this helps!

There’s definitely still people in central jersey investing, but I agree prices out there are definitely lower. Trenton can definitely be a little rough in certain areas. If you have goals that you want to accomplish this year, PM me and we can talk about it. Attend some meetups as well as other investors can give you more ideas too!
