Home inspection report request from seller

The owner of a house in CA isn’t using a real estate agent. She is requesting I show her the home inspection report I paid $500 for. Do I just give it to her or have her pay for half? Would this affect my negotiation leverage? Any advice would be appreciated.

Hi @Alejandro Navarro and welcome to BiggerPockets!

Until you have a signed purchase agreement with the seller, I see no reason for you to share the inspection report.

After you have a binding agreement, if you choose, you could show her, particularly if the report indicated some defect that you wanted to address during the due-diligence period. If you wanted to get a price concession, she'd certainly want to see evidence of a problem mentioned in the report.

But before an agreement is signed, she can take your (free!) report and offer it to any and all other competing buyers, which absolutely weakens your negotiating position.
