I dont want to post on an older thread but reading this info was great! 

I began consuming content and learning about real estate early March 2016. It took me about 4 weeks to find a realtor who could give me listings in my area with my target price range. I also got pre qualified at this time. From April 2016-July 2016 I analyzed deals daily on the MLS and realized most are not great deals.. I saw about 12-15 houses and put 3 offers on houses which all got rejected.. The first offer was pretty rough since I fully didn't understand what I was doing and though what would happen if It got accepted or a counter.. Now I am still looking on the MLS, Now my next step is DM and it took me about 4 weeks to finally purchase a list.. Now I will be mailing the list be the end of the month and mail it 6 times so by the end of the year- I will have spend $ on the DM and if it works the first time great.. It will also give me experience in talking to motivated sellers and the best way to learn is through consistent action!

Here is what I am currently doing.. 

Purchase a list of specific owners you are targeting on listsource. I think mine was target location, 40% greater equity, absentee owner, owned property over 7 years, and assessed value between 125k and 250k.. 

With this list you I am following 

1. small text postcard

2. yellow letter

3. lg text postcard
4. typed letter

5. greeting card

6. zip letter

I found this somewhere on BP but I can remember exactly where (would love to give credit) ... mail the list every 4 weeks for 6 months which would be 6 times around. If I set a monthly budget, or a campaign budget, this should be successful. Take it one step at a time but the key to DM is the exposure so at least 6 times would be best.. First outline the plan then execute

I am also looking in the Worcester Area to owner occupy a duplex or triplex. I believe there are 13 universities in Worcester so many rentals can be very close proximity to a campus. There are better areas of Worcester and one street could be excellent while the next street over can be very different. How are you finding your deals currently or are you just looking around the area? Feel free to reach out an we can discuss more!

I am also looking at multi family deals myself in the Worcester Country Area.. The MLS is very competitive and difficult to find deals on. I agree at least 100+ a door is a number to shoot for so if you have 3 units you would want 300+ a month in cash flow.. also at least a 10% Coc return..

I am looking to invest in Massachusetts as well, but not in the Boston area with a focus on the worcester area. I am focusing on multi family properties and house hacking my first deal. This will be done by analyzing deals daily and being consistent. It is awesome you are only are 19 and have this mindset... feel free to connect and we can chat

Welcome! I am also in Massachusetts and have similar goals as you. Nice move on being pre approved before viewing properties since you can see houses that are in your target price range.
