Hey everybody, My name is Richard Espinosa, I'm 18, and I'm from St. Petersburg FL (near Tampa, more widely known). I have been immersed into this wonderful mindset about money.

I have had the wonderful opportunity of stumbling onto this site about a week ago. It's so great to see an awesome, active community. I can tell there are some great members in here and I'm excited to start interacting with all you knowledgeable people. You all inspire me. I'd love to learn from all of you. I know all of you must be very busy, but it would mean so much to me if you could give me any feedback or tips on some of my goals that I have.

Over the course of some months now, I've been vigorously reaping any information I can find about investing, real estate, entrepreneurialism, human relations, etc. Either through books, podcasts, blogs, you name it. All of this has enlightened me as a person and has given me a better understanding of money.

Not only has it has enlightened me but it has excited me. Excited me to the point where I can't sleep because I'm thinking about something I just learned in a book I just read. I feel like I've hit the lottery honestly. I feel like I have such a head start because I understand all of this at 18.

I plan to buy my first duplex within this year or early next year. With an FHA loan and a co-signature from my mother (for my lack of credit). I will be living in one half with my girlfriend while of course renting out the other half. I also plan to invest in stocks, definitely with a buy and hold strategy in mind. I also know that I'm young and have a low aversion to risk so I definitely will have cash set aside for riskier investments.

I will be attending my local community college in January in pursuit of an Associate's degree in web development. I think that coding is a useful skill and I can make 50k+ a year entry level. The great thing about it is that it's an Associate's degree (two years) in a community college. I will be out at 20-21 already making a good salary and tuition is cheap so I know I will not be in debt. My girlfriend is also in the process of an associate's for dental hygiene, which is another $50k+ a year salary.

We will be living well below our means with low or no rent. I am also pretty frugal. With a combined income of hopefully 100k a year, we are planning to invest a whopping 50% of that annually. I have many plans for that money, such as starting a business and investing in real estate. My goal is to be financially free by 30, and I honestly believe I can do it.

I have not found a mentor but I have learned so much by researching on my own.

Thank you all so much for spending your precious time to read my words. I appreciate it immensely.

Hello Richard!

Start getting your credit built up, and built up correctly so you don't fall on your face when you start getting into the nightmare that is financing. Best of luck as you start this trek.

    @Richard Espinosa,

    Congratulations on getting started so young! It sounds like you have a great plan lined up and that you're learning as much as you can. I think you're going to be very successful. If you can find a good mentor in your area or via BP, I think it will serve you well so that you have someone to lean on if you experience burn out during the course of investing.

    I'm excited for you,

    Mary Clare

    Thanks for the advice, Ben! Yes, I understand how helpful it is to have a good credit score, so I got an secured credit card about a week ago! I carry a low balance and make on time payments. Eventually I'll be able to get an unsecured card!

    Thanks so much, Ben!

     Glad to help! When you begin your search, find a REALTOR that specializes in investment properties, and a mortgage broker that knows what you're planning on doing, so he can structure your deal correctly from the start. Your team will become the backbone of your real estate business as you grow.

    Welcome @Richard Espinosa!

    A great way to start out in your situation is with what's commonly referred to as a "house hack" - purchase a small multi-family (4 units or less is still considered residential) with an FHA (or other low money down loan option), rent out the other units, and you can have your tenants paying your mortgage while living for free (or close to it) and building equity in your first investment.

    Check out http://www.biggerpockets.com/renewsblog/2013/11/02...

    Good luck and please let me know if I can assist in any way (I'm in St Pete as well).

    @Jeff Copeland

    Thank you! That is exactly what I plan on doing. I am in the process of saving for a downpayment on an FHA loan as we speak. I should be ready by the next couple months!

    @Richard Espinosa glad to see another young investor on this site! I feel like we are in very similar boats (besides the states that we reside in!). Maybe we can work together later on!

    @Richard Espinosa welcome to BP!  Getting started so young is awesome for the obvious reason, but one you may not realize is once you are actually doing deals and the seasoned investors realize your age/when you started they will gravitate to you more.  Everyone likes to see someone young make the right decisions.  I purchased my first home at 20, I just wish I didn't take it so slow from then on.  Make sure to check out local meet up groups.

    Word of advise, be cautious combining monies & assets with a girlfriend.  I recommend waiting until you BOTH are sure it's a forever thing.  Divorces (personal and business) can sometimes be nasty and set someone back big time.  But let's hope that doesn't happen! :-)

     Thank you, Adrian! Yes actually I've heard about that before. I plan to attend as many meet ups as I possibly can. I always love talking to more experienced people. And as for my girlfriend, yes, I've thought about that before. We plan to have separate accounts for our finances, etc. If we broke up, I would still be in good shape to invest.

    You have given me such great advice, Adrian. Thank you for taking the time to welcome me.

    Wow @Richard Espinosa it is great hearing about your plans. I LOVE seeing young people on this path, I wish I was thinking like you when I was your age. I was too worried about the new Metallica Album and chasing girls lol. But anyways, by reading your story I can tell you are hungry and ready to get started. I too have gone through sleepless nights thinking about the exciting things I am learning and the world of opportunities that is suddenly available to you. I agree with @Adrian Smude, BE CAREFUL what you get into with your girlfriend, been there done that. Also learn, learn, learn about anything Real Estate, Investing and Business. Books, Podcast, YouTube, Mentors, and local Networking meetings, website like BiggerPockets are a great resource. I wish I would have picked up Rich Dad Poor Dad at 17 and not at 27. What I can recommend to you is try to get all the free information you can get your hands on,  it will get to the point that you have to spend something on your education (be it sweat equity or actual money) but don't get swindled by these "GURUS", you can get all the information that they are selling you for free, often even better information. Not to mention the best education is DOING. GOOD luck with all your endeavors. Im a new Wholesaler in the are so if you need anything please let me know.

    Learn how to wholesale and you will expedite your learning curve tenfold.  You can make more money than most entry level jobs out of college and better yet, when you have the money to invest you won't just be an investor who dabbles as a side hobby, you will be a seasoned pro equipped with the knowledge and ability to create your own financial independence.
