@James Bowermanwhat is the average DOM where you are selling the property? Also work towards finding a reputable contractor as you are aware this is critical. The rehab number 35-45k come from the contractor or walkthrough you did?

Welcome to the site @Evangeline Dardouni! I would network with people who are already doing what you would like to achieve in your market. A great way to get started is to find a fix&flip deal and either wholesale or partner with someone on it. If you wholesale it simply ask the person to tag along during rehab process if possible.

I would like to see more content on people who experienced adversity and figured out a way to overcome it. As of now I do not the read content because of that reason.

@Dharmesh R.how is your house currently priced for rent in your area? If it is priced towards the bottom or middle? I would recommend looking into what are features tenant prospects are going for in the rents that are at the top of the market in your area.
