There is no better Web Builder for Real Estate Investors

At a minimum, get a cash buyer website and , a tenant buyer website

I dont doubt that oncarrot is a valuable tool to the right person, however it costs more for one month than a regular website will cost in a year. Many hosting companies now have some type of website builder designed for those who are not familiar with website design. 

For someone getting into the business perhaps they would be better going for a more budget friendly option?

@Account Closed You need to get involved with local REI groups rather than making random postings on BP.

Who is going to just send you their email based on your posting here? What have you offered them as an incentive? You may be a great contact for them but how do they know that? You need to sell yourself better. Investors dont want bad wholesalers etc sending them a bunch of emails with terrible deals, spamming up their inbox could mean they miss a good deal that comes in.

@Brionne Moss Maybe its too late at night....but I dont really follow what happened.... You put the letters in the outgoing mail box near your home and someone broke into the box and opened the mail you were sending out? 

Or did someone return all the letters to your mailbox?

Im not sure how someone would have access to letters that you mailed? 

Either way, just take them to the post office. That way you know for sure that they have been mailed. Its worth the extra few minutes out of your day, especially if there is a mail thief!

I have my calls answered by an answering service. They can answer the call however you wish and will follow your script meaning you get all the information you require to prepare in advance for calling them back. 

The company I use is Specialty Answering Service www.sasmessages.com

The email me a call sheet with all the answers to the questions on my script, they txt me the name of the caller and their number and and brief description of the call, and I can also go onto the website and listen to every single call. I have only been using them for a short time but it has certainly been worth the money.  I would recommend ANY answering service over trying to field the calls yourself or letting them go to voicemail.

I think the danger here is there is a grey area regarding what you can and cannot do without a real estate license. Many people on BP will tell you that unless you have actually closed on the property you cannot advertise it for sale without a license.

Unless somebody complains I would assume there is no harm in advertising, I would just be aware that there could potentially be an issue, even if it is only a small chance. Perhaps you could consult with a legal professional just to be safe?

Im not entirely sure what it is you are asking, however when offering the type of report that is usually associated with joining a mailing list for example, it is normally something that you yourself have written. This could be a variety of things, however is typically aimed towards the type of person signing up to your mailing list, for example if you are making a list of buyers you could make an e-book for information on self directed IRAs. 

There would be nothing wrong with having a book/report written by someone else provided you had their permission.

Congratulations!! Its great to see that you dont let your personal circumstances prevent you from trying to improve yourself. Use your kids as inspiration to achieve your goals!

this is why I don't frequent this forum much, because most of you are so negative and maybe that's why a lot of people haven't done much of anything here. Be more positive when someone asks a question about a course or book! Is that so hard??

There is nothing wrong with gaining more knowledge, no matter where it comes from. Learn as much as you can about Wholesaling, Lease Options or whatever it is you looking to accomplish. I just think that this person is not quite ready to move forward, Maybe its his nerves, fear, or whatever, but he needs to not blame the course that he purchased but blame the fear of him not taking advantage.

 Your language skills alone make me disregard this post. Biz? U instead of you? At least make an effort, someone you could potentially do business with in future could read this post. 

As far as I can tell he has excellent reasons for quitting the program. Im not sure why you would dredge up a post from several years ago to talk badly about someone you probably do not even know.

Hope to see you around town! I agree that there are a lot of investors in this area considering its population size! I have been doing marketing research over the last few weeks and was amazed by the amount of buy and hold investors.
