Not sure where you are located but I am in CT where there is granite everywhere under ground. Randon here is completely hit or miss where one neighbor could have it and the other not. In my opinion based off of researching is it depends. If it is not a finished basement and you won't be spending much time down there I wouldn't give it a second thought if you got a deal on it. It sounds like the seller is willing to put a mitigation system in so just allow them to and have them incur the cost for it. The systems work beautifully and you can have peace of mind with it. In the end, have them put the system in and be done with it.

Christopher Griffith funny you mention this topic. As a matter of fact, last week I put wreaths and colors lights/ icicle lights on my front porch of my investment property. While I do not live there, its nice to see lights on it for the holiday season. It took me about 45 minutes and while I'm sure few landlord do, I know my tenants sincerely appreciate it so I don't mind the effort at all.

I don't live in Houston, but where I am, septic tanks are very common. Septic tanks are designed to last 50+ years depending how they are cared for (no grease and such) and without tree roots growing into the leeching field. If you are concerned about the functionality of it, call a septic tank company to inspect it. Some even go as far a tracing the lines with a camera. They will give you a report and tell you if it is working or not and you can go from there. Also, check with your municipality to make sure they don't force you to hook up to a sewer if its available. Hope it helps

I think the answer is "it depends." I have had a very fortunate year with great tenants and I want them to know I appreciate them as tenants. A nice card and a small monetary gift card I don't think crosses the line as long as you remain professional about it. But remember, if you do for one, you have to do for all as tenants (In the building) will talk and it will cause problems. But in my case, I don't mind because I am thankful for my current tenants. Do what feels right!

Hello BP members! I've been looking over my insurance premiums for a three family non owner occupied multifamily that I own in Connecticut. I'm paying roughly 2700+ for a pretty basic replacement value policy. Any recomendations for insurance companies or brokers that operate in CT and have been reasonable for you? P.S. Property has had no claims and all mechanicals (boilers, electrical, roof) have been updated in 2012. Thanks for your advice!

Instead of using the garage for storage, would it be better to convert it to storage space since it is so small? You may want to divide it up with partition walls though so they can't access eachother stuff. Just another option..

Jorge Soto , if you want to know more about the tenants, ask for an applicatiom from them but do no charge an application fee like you would with other prospective tenants. Charging $25 (or whatever nominal fee) for an application for existing tenants is a good way to start off on the wrong foot and put a bad taste in the tenant's mouth.

Apologies! Just reread that they came directly to you! Ask if you can renegotiate but it is a legally binding contract so you can be forced to pay.
