I agree with all the other posts. It is nearly ten dollars a bag and most of it floats or flys away in the wind. Instead of using mulch which you have to refresh every year, I use decorative rock in my flower beds. Its about $60 a truck load here and it never needs to be replaced once it is shoveled in, less maintenance for sure.

Most of the time, when real estate contracts are done and there are dates for certain things to be accomplished, they are tentative and most frequently are changed with a dates addendum. If you want them to close quicker you can do a time is of the essence clause where they have to pay "x" amount of dollars per day that they go over in their closing (usually $100 a day here in CT). This is most commonly used on buyers though but it can be used on sellers as well. Keep in mind though that this can bite you in the butt too if you go over on your dates.

Hmm.. Very good question, I am a 22 year old agent similar to you. While yes you will be driving more on showings, you will obviously use more gas. I would hold off for a few months of buying a new car because you are talking a 4+ year commitment with financing the purchase. If you are worried about your appearence I would meet with clients at your broker's office so they get to know you and don't judge you off of your truck.

It ultimately goes back to what the lease states. If it does indeed say the house is to be kept in neat and clean order for inspections such a for a bank it should be kept in that order. However, if it is simply just boxes stacked in a garage, I doubt the appraiser will mind much, so long as they can feely move about in there. Discuss it with your LL and go from there. It doesn't sound like you want to go to war with your landlord over a 15 minute job of stacking boxes. Just my $0.02....

Hello BP members!

I have been following this site for quite awhile and finally decided to make my account today and introduce myself. I am a young investor from Eastern Connecticut. I currently own a three family that I purchased and completely renovated two and a half years ago (at 19) and convinced my parents to purchase a four family as a retirement investment (Just finished that rehab, phew). In the short time I have been investing I have found it very rewarding, and at times stressful. While my friends go out and have fun, I'm at my property, rehabbing, or researching my next move. I enjoy working to improve properties an seeing how I can transform them. I am also a licensed agent in CT so it helps accessing properties easily. I would like to thank everyone for their info on these threads and look forward to contributing now.
