Christmas gifts for tenants? Yay or nay?
Curios if I should send my tenants a gift for Christmas. Just something small along with a letter thanking them for paying on time.
The last time I was a tenant my landlord gave me a $25 gift card. (He was also my roommate)
My only concern is that this thought goes through their mind "oh he is so nice, maybe we could pay a few days late next month and it won't be a problem"
Have any of you done this sort of thing before?
Yay or nay? And why?

I don't believe in giving tenants gifts. I believe in giving them great customer service for fulfilling the terms of their lease to the fullest. No one has sent me a gift for making my payments for loans, insurance, property taxes, repairs, etc. As a matter of fact, insurance and property taxes reward me for my great payment history by increasing my payment each year.
