Gregg Barney , good to see another investor close to my area. I'm in the Griswold area, about 5 min from Plainfield and right over the CT border. Just curious, what flip in Plainfield was yours?

Jason Ruff , not sure about your insurance but I know for a fact my insurance would not allow teants to have any open flame source of heat i.e. Wood, pellet, or coal stove. Check with them first!

Merlina Rodas , it appears you have a great head on your shoulders as you are studying and learning as much as you can before jumping into it. As far as risk mitigation, you can limit it but not guarantee its absence by learning as much as you can and applying it. You and I are both lucky that if we have a loss, it is not the end of the world since we are young and have (hopefully) time on our side. There comes a point where you just need to take a leap of faith and do it. When I did it at 19 I was afraid too but i jumped off. If it works great, and it it doesn't, figure out another way. Best of luck on your future pursuits.

Jon Klaus , well it hasn't been a year yet but oil closed yesterday for $29 a barrel. Oil stock, ETF's, and futures are trading a incredible lows right now, some half of what they were a year ago. Beginning to ponder a side investment now..

It completely depends on the situation, there are cases where the land is leased with either commerical or residential property and it is not owned. It is way too broad to answer specifically. Usually, not always, when you purchase property, you are actually purchasing the land with the improvements to the land (i.e. Buildings).

Jason K Green , im sure others with chime in here too. To the best of my knowledge, banks do NOT discuss their foreclosures or sell them to people with out listing them. Most likely you will just have to wait until it hits the market. That is, if it is not a ghost foreclosure whereas the banks don't know who owns it, in which case it will be 5 more years.

Nicole Benischek , Last winter my parents purchased a buy and hold that needed some pretty major interior updates, complete kitchen and bath upgrades (4 of each). Since they are holding I will not speak to the ability of selling in winter. But, remodeling in winter is bitter sweet. By the time the remodel is done it takes the winter which is nice because it makes it go by quicker and you can enjoy spring. However, last winter was a record setting for cold and snow in New England. I remember cutting tile when it was -10 outside and that gets (c)old quick, also the cold makes things go slower. Just weigh the pros and cons of each and determine if it is worth it.

Kevin Thielking , I was considering doing this to increase revenue but ran into a few issues. The first one which stopped it right away is my small utility provider is not partnered with any of the solar companies so until that happens it is not feasible. Secondly, I was overlooking the contract which is a 20 year lease and in fine print most of them say they can raise the rates 4% annually for the 20 year lease which absolutely scared me since in some cases, you could end up owing them money.

Muks M. , I highly doubt it costs $100.00 a month to run a radon system. It is literally a fan that just runs constantly. Most fans operate for pennies a day as they do not take much electricity. I bet you wouldn't notice a difference in electricty costs if it was on or off.
