Yes we will be looking in the surrounding charlotte areas. We actually lived in concord before moving to F.L. so we know that area fairly well. We will also check Statesville and Gastonia areas out as well!

We actually just did a live-in flip over the last 9 months and an investor gave an all cash offer over the weekend, (the current market helped tremendously). So now we are ready to re-invest. We're hoping to find a cosmetic flip; something we can get in and out of quickly to turn a profit. I have a background in this line of work and could get it flipped quickly. Once we are more comfortable, we want to get into the more intensive flips with perhaps some structural issues etc. The market just makes me nervous right now with everything going on. Thank you so much for your advice and feedback, it is greatly appreciated!

Great advice! Thank you! Yes as soon as we are back in N.C. I am going to speak to a few lenders and get the ball rolling. Having the money for the reno will hopefully offer enough "skin in the game" for approval. I am going to add myself to some of the wholesaler lists this evening!

So my wife and I have an unusual opportunity, and I want some guidance on what would be the next best step to take. We purchased our home about 9 months ago and with the turn in the market we have the opportunity to sell our home for a roughly $40,000 profit. We've been passionate about becoming real estate investors (house flippers) for some time now, however, we felt like we hit a wall not having any substantial cash to offer. I have a construction and carpentry work history, and my wife is currently working on obtaining her real estate license. We are moving to North Carolina if we sell our home and will be flipping there. We want to find a cosmetic flip, something we can get in and out of quickly and I have the skills to do it. We are very serious about this next chapter in our life but aren't sure what the best route to take would be with this $40,000. What type of funding would be smartest? Who should we be talking to? Any and all input is greatly appreciated!! I'm your sponge so give me all the knowledge your willing to give! Thanks in advance!

If we do go through with selling our home, and we are able to sell for a profit... what kind of funding should we go with? Who should we be talking to? We are moving to Charlotte N.C. if we sell and want to do a cosmetic flip. I have a construction and carpentry backround, and my wife is in the works of getting her real estate license. We are very serious about diving in but I want some input! I've been listening to audio books to educate myself but I'm just not too sure what the best route to take financially would be best... My wife and I are relocating to Tampa from the Orlando area in February of 2020. I have an extensive history in carpentry and remodeling, along with being a heavy equipment operator. My wife is Handy as well and has an eye for design. We've talked about flipping for years now and are tired of talking about it and want to dive in!! She is currently getting her real estate license, and we have the ability to remodel any aspect of the house. Since we are currently purchasing a home, our bank account will be pretty much drained. We will have about $7,000 left over. We've done some research on hard money lenders and are strongly considering it. The house flipping isn't our concern, it's the money and not getting screwed in the loan process. We wanted to reach out and see if anyone could give us some advice on this process. We have the skill, we just need someone to take a chance on us and I know we would come out with a good profit! Thanks for reading this far!
