I found a property and has a great price tag. However, there is a huge hole in the back yard. It says that occupancy in this house can not be achieved until the water run-off hole in the yard has been repaired to engineers specifications. It's a huge hole that runs to a ditch. I could fill the hole with equipment and properly tamp it, but what would need to be done to go about it properly? It's in auction and ends in a few days. Who could I call to get the answers I need? Thanks!

I'm curious and wanted to ask the veteran house flippers and rehabbers what they have done to adjust for the inflation we've seen in building materials and labor. Do you just check out what the prices are online or call different subs or contractors and adjust accordingly? Also, how have you adjusted your quick estimate? For example, a simple rehab may have cost $22 a square foot 2 years ago. How do you adjust those numbers to work in today's market?
