I want to know, has anyone ever used a software like Xactimate to lay out their floor plan and budget for the remodel. Or if you have a different software that works better please let me know!

Basically the idea is to fix and flip as our profession and aquire rentals along the way and when it makes sense. My dream for a long time has been flipping, so that will be my primary goal.

Awesome advice! She is actually getting her license so to ha e access to MLS and to save the money when purchasing and selling the property. I really like the idea of linking up with a seasoned investor, but I'm not sure how to go about that. Would REI meet up be the place to find someone?

Right, I figured that hard money was the best route to take. I don't have much money to play with so I assumed the hard money lender would be most likely to work with me.  I also assumed that with my work experience in the field of construction hard money lenders might feel a bit more comfortable with the risk. I do have good credit, but I thought traditional banks wouldn't give me the time of day with trying to flip a property. Or are you suggesting doing a traditional loan and go the rental property route? Thanks!

I have $30,000 saved, live in Charlotte, N.C., and have a fairly long history in Carpentry/Construction. I have every tool imaginable and could manage a flip fairly easily. My wife is currently working towards getting her real estate license, and should begin testing within a few more weeks. I want to make the right moves with my money. Any advice?

My wife and I have been saving for our first flip, and we are finally ready to take the next step! I have a long history in the carpentry field, and plan to do most of the renovations myself, unless it makes more financial sense to sub it out. I've been educating myself with J.Scotts book, running numbers on random properties, and feel like I'm ready... Next Step Setting Up Funding! We have a savings of $30,000, but no real experience flipping. Like I said before I have plenty of experience doing renovations, but we need to speak with a Hard Money Lender that supports first time flippers. Does anyone know of such HMLs? We are located in the Charlotte area. Should we stay local when choosing a lender? Any other advice that may not pertain to HML is also greatly appreciated as well!

So my wife and I are going to talk to a hard money lender in the Charlotte area very soon. I have a background in carpentry and she is currently completing a course for her real estate license. We have a nice nest egg and great credit. We've been educating ourselves with books and forums, but does anyone have any advice on how we should present ourselves and what we should do to prepare?

My wife and I have $35,000 saved, and I have a history in construction and remodeling. Our dream is to become full time real estate investors. Our thoughts are to do a few quick cosmetic flips after getting into contact with hard money lenders to get experience. We are in the Charlotte, NC area. I'm curious if any of the veteran flippers/investors on BP has some guidance or helpful input before we jump in.
