About to talk to a hard money lender

So my wife and I are going to talk to a hard money lender in the Charlotte area very soon. I have a background in carpentry and she is currently completing a course for her real estate license. We have a nice nest egg and great credit. We've been educating ourselves with books and forums, but does anyone have any advice on how we should present ourselves and what we should do to prepare?
