There is NOT a shortage of deals. I have 43 wholesale deals in central Florida right now. I am always working on other methods of finding deals. 

The courts website is good to see if there are any judgments, liens etc. against the owner. I also us it for finding probate, eviction, etc. deals.

I write on my letters "Evan though I am a licensed real estate agent, I am contacting you as a buyer. So there will NEVER be any real estate fees if I buy your house."

Robyn, myself and many others have been trained by Ron Legrand. He is in Jacksonville. He is considered the 'grandfather' of real estate investing. 

I have been a member of CFRI and GOREIA. I like GOREIA a lot better because the owner, Robyn Thompson "The Queen of Rehab', provides awsome training at a very low cost. They even have subgroups that meets monthly and it is very specific training, like landlording. Their monthly meeting is on the 4th Thursday of each month expect for NOV and Dec, which is the 3rd Thursday. They meet at the Hilton in Altamonte Springs.

As far as properties I am a wholesaler with 43 properties for sale right now and all of them are listed on the GOREIA website. Just click on Properties to see the details of all of them, including listings by other investors in the group.

I have been working on vacant houses for quite awhile now and I use a service by RealtyTrac that is only $0.15 a record. They give you all the details about the house, the owner, loans, if it is default. Also I use beenverified.com as my skip trace service. It gives me emails and addresses which I use in my marketing. I also use birddogs and pay them $8 for every vacant house they find for me. They have to take digital pictures of the house and give me their analysis of the condition of the property.

I bought the Windows version. I don't know if they offer any other version. It is desktop.
