What areas and types of properties are you looking for? I am a wholesaler in Orlando FL and have 43 properties right now available for sale all over central Florida.

Just enter in the address and there is all this data.

Go to the county assessors website and it will show you the new owners name, address, when they bought the property and how much they paid for it. For Orange County it is http://www.ocpafl.org/Searches/ParcelSearch.aspx

Hi Steve, in order to give you some advice as to your investment strategies I need to ask a few questions.

1) What is your experience in real estate investing?

2) How much do you know about finding properties? What do you do?

3) How much cash do you have to invest in these properties?

I am an investor in Orlando and the best way for a 'newbie' to learn is to join a local investor group. I have belonged to two of them in Orlando but the best one in my opinion is GOREIA. It is run by a lady that is called 'The Queen of Rehab' Robyn Thompson. She has done over 300 properties in her investing career, but the best reason I recommend her is she provides lots of training for investors at any experience level at very inexpensive prices. Check her out and may I'll see you at the monthly general meeting and at the subgroups that specialize on specific training in the investment field.

Go to lendingtree.com and enter in your data. Then various lenders will contact you. This is like a bidding site and lenders bid for your business.

They come mainly from Zillow but they are solds so they seem to be accurate. I bought the speadsheet version. Yes it is a one time fee.

I use AREIS 2.0 and it is very inexpensive and quite effective in calculating repair costs, it automatically imports comps, and creates an awsome package to present to buyers. Right now I have 43 properties I'm marketing to buyers all over central Florida. There are SFR, duplexes, triplexes, quads and small MF.

Yes you can sell a house you don't own as long as you have a valid contract with the owner. It's called Equitable Interest.
