My husband and I will be moving to Lakeland, Florida at the beginning of next year. We are looking to house hack for our first investment property. Any advice or leads on duplexes would be greatly appreciated.

Hi Katherine, this is a great thing to do! Is there a particular area that you want to live in Lakeland, FL? Sometimes the best multifamily or duplex properties from an investment/return standpoint arent always in the "nicest" communities. However, there are plenty that are still safe.

Biggest tip #1, dont buy a duplex where a full section of duplex/triplex/quadplexes are. While this may seem logical, the issue is that you cannot control your neighbors and what tenants they allow into theirs. They may also let it run down more than you would for yours, dragging your rent down with it. If you can find one that is tucked inbetween a bunch of single family homes, that's your ideal candidate.
