Stay objective. Provide facts and alternative ways for tenants to continue to pay on time while minimizing personal contact. Let them know you are a resource, but also a business that expects they fulfill their obligations. You can be a partner while setting realistic expectations and maintaining communication. 

My recommendation is to interview several. You have your large players, which can have both advantages and disadvantages. You have teams that are new to the game, and while they may charge less, you want to make sure they are up to date with compliance regulations and are staffed to adequately care for their tenants. Learn about the principal broker on these teams. Ask about their background and their experience, and most importantly their "why" for being in the business. It's important to work with a company that will manage your properties as if they were their own. Ask for examples. Be prepared for high tenant turnover and a lot of repairs.
