Even in the midst of covid-19, Memphis continues to maintain a strong working population. This is excellent news for any investor looking in the Memphis area as well as great news for property managers!  Additional information can be found here.

As others have mentioned, 38109 is a solid investment area. Just be aware that Memphis is a street by street city, not a zip code by zip code city. Be sure you are working with a local company who knows the area well. Happy to help if you'd like to send a private message and learn more about the area.

There are multiple variables to consider when evaluating and comparing interest rates on rental properties. Our investors on average are continuing to see average rates around 4.25% with a few on the higher side of the 3% range. A few questions to ask when you are working with lenders on investment properties: Do you own investment property yourself? Do you count a portion of my rental income towards my DTI? Your personal credit score can also have an impact on these rates.

@James Wachob Excellent information! So many investors I work with, especially first time investors, don't understand the value in working with a lender that specializes in investment property. As someone with a background in lending, I can't stress enough how critical this is if you truly want to maximize the number of homes in your portfolio.

I've never owned properties in Orlando, so I can't speak specifically on the market but I'm sure it's a great place to visit Mickey! However, as a Memphis native, I can say that the workforce is solid here and the rental demand is consistently strong. Even during covid, tenants have remained employed by essential employers such as FedEx and St. Jude Children's research hospital.

Memphis offers a very strong cashflowing inventory. Many of our rental areas are close to major employers like FedEx World Headquarters, St. Jude Children's Research Hospital and Nike's Worldwide Distribution center.  Tenants tend to stay longer as they are able to live close to their employers. As someone mentioned in an above post, it is very important to work with someone you know and trust, as Memphis is very much street to street in a lot of areas. Memphis is definitely a workforce town with a very affordable cost of living and high demand for rental properties.
